Furnished or unfurnished - Which is best?
Should you furnish your rental property?
The question for landlords is should they market their rental properties as furnished or unfurnished? In many European countries a significant proportion of the rental market is made up of unfurnished properties. In Ireland the vast majority of rental properties are furnished, as this is what the market looks for. In order to maximise the pool of potential tenants and also the rental potential, it is best to furnish the property. Furnishing the property helps to make it look cosy and inviting and more attractive to tenants. Generally furnished properties are quicker to rent.
The main consideration is deciding on the quality and level of the fit out. This will be influenced by the type of property, and also the market segment, e.g. students, families, professionals.
Properties aimed at the top end of the corporate market for example need to be well furnished, and preferably with everything down to tea towels, cutlery, corkscrew, etc.
It is important to furnish a property well, while at the same time not over doing it.
